Interest Rates Are Holding, Inventory Is Tightening, and Buyers Are Coming Back

As we close out June 2026, the Durham Region real estate market is showing a clear shift:  buyers still have more choice than they did during the peak market, but the market is becoming more competitive for well-priced homes.

This is not the same market we saw during the pandemic years. Buyers are not rushing into every listing, and overpriced homes are still sitting. However, the best homes in desirable areas are starting to move again, especially detached homes, semi-detached homes, and freehold townhomes.

For anyone thinking about buying or selling in Durham Region, the message is simple: the market is still balanced, but it is beginning to tighten.

What Is Happening With Interest Rates?

Interest rates continue to be one of the biggest factors affecting the Durham housing market.

The Bank of Canada held its overnight rate at 2.25% in June, with the Bank Rate at 2.5% and the deposit rate at 2.20%. This has helped bring more stability to the market after several years of rate uncertainty.

Current advertised mortgage rates are generally showing some 5-year fixed options around the  low 4% range, while some variable-rate options are lower, depending on the borrower, lender,  mortgage type, down payment, and whether the mortgage is insured or uninsured.

For buyers, this rate stability matters. When buyers feel more confident about monthly payments, they are more likely to re-enter the market. That is one of the reasons we are seeing more activity across Durham Region as we move toward July.

However, affordability is still a challenge. Monthly payments remain much higher than they were during the ultra-low-rate years, so buyers are still cautious and price-sensitive.

Durham Region Market Conditions

The latest official TRREB Market Watch report showed that GTA sales increased compared to last year, while new listings and active listings declined. In simple terms, more homes are selling while fewer new homes are coming to market.

That is important because it means inventory is being absorbed.

In Durham Region, June market tracking shows home prices sitting in the mid-$800,000s, with properties selling close to asking price. This tells us buyers still have some negotiating power, but they are not getting large discounts on well-priced homes.

Durham continues to offer strong value compared to many neighbouring GTA communities.  Buyers are still looking east for more space, larger lots, family-friendly neighbourhoods, and better affordability.

Is Durham Region a Buyer’s Market or Seller’s Market?

The honest answer is: it depends on the property type and price point.

For detached homes, semis, and freehold townhomes, the market is becoming more competitive. These are the homes many Durham buyers want most because they offer space, parking, yards, and long-term resale appeal.

For condo apartments and some higher-priced properties, buyers still have more leverage. These listings can take longer to sell, giving buyers more time to compare options and negotiate.

So, overall, Durham is still balanced, but certain segments are already leaning stronger.

What Buyers Should Know Right Now

Buyers still have opportunities, but the best homes are not sitting around forever.

If you are buying in Oshawa, Whitby, Ajax, Pickering, Courtice, Bowmanville, or Clarington, you should be prepared before viewing homes. That means having your mortgage pre-approval ready, understanding your budget, and knowing what type of property makes sense for your goals.

The best opportunities right now are often found in:

● Properties sitting on the market for 30+ days

● Homes with recent price reductions

● Condo apartments and condo townhomes

● Higher-priced listings with fewer active buyers

● Homes that need cosmetic updates

● Listings where the seller is motivated

Buyers should still include proper protections where appropriate, such as financing and home inspection conditions. These conditions have become much more common again compared to the peak market years.

What Sellers Should Know Right Now

Sellers should be encouraged, but realistic.

The market is stronger than many people think, but buyers are still very selective. A property that is priced too high can still sit, even in a market that is improving.

The homes performing best right now are:

● Priced correctly from day one

● Clean, staged, and well-presented

● Easy to show

● Located in desirable neighbourhoods

● Competing properly against similar active listings

Detached homes, semis, and freehold townhomes continue to attract strong interest in many Durham communities. But pricing strategy matters more than ever.

The biggest mistake a seller can make right now is assuming the market will chase an inflated price.

Durham Region by Community

Oshawa Real Estate Market

Oshawa continues to offer some of the strongest value in Durham Region. It remains popular with first-time buyers, investors, and families looking for affordability.

Whitby Real Estate Market

Whitby remains one of Durham’s strongest family markets. Buyers continue to pay a premium for schools, neighbourhoods, amenities, and commuter access.

Ajax Real Estate Market

Ajax remains attractive for commuters and families who want access to Toronto while still getting more home for their money compared to many western GTA communities.

Pickering Real Estate Market

Pickering continues to benefit from its proximity to Toronto. However, higher price points mean buyers are more payment-conscious, especially in the detached market.

Clarington, Courtice, and Bowmanville Real Estate Market

Clarington, Courtice, and Bowmanville continue to attract buyers looking for more space and better affordability. These areas remain strong options for families moving east.

End of June Market Outlook

As we head into July, the Durham Region market appears to be moving in a healthier direction.

Interest rates are more stable, buyer confidence has improved, and inventory is gradually being absorbed. Buyers still have options, but the window for stronger negotiating power may not be as wide as it was earlier in the year.

For buyers, this may still be a good time to act before competition increases further.

For sellers, this is a market where preparation, pricing, and presentation can make a major difference.

If you've been thinking about buying a home in Durham Region, now may be one of the best opportunities we've seen in years.

Buyers currently have more inventory, more negotiating power, and more time to make decisions than they did during the peak market years. Financing and home inspection conditions have become common again, giving buyers greater confidence throughout the process.

Today, buyers have access to significantly more homes than they did just a few years ago, creating opportunities to compare properties, negotiate terms, and make informed decisions without the pressure many experienced during the height of the market.

Durham Region Buyer Snapshot

These numbers tell us one thing: buyers still have options.

While the market has become more active compared to last year, conditions remain far more balanced than the highly competitive markets we experienced during the pandemic years.

Average Home Prices Across Durham Region

Durham Region continues to offer some of the strongest value in the Greater Toronto Area.

Oshawa remains one of the most affordable options for buyers looking to enter the market, while Whitby, Ajax, Pickering and Clarington continue to attract families seeking more space, excellent amenities, commuter access and strong long-term value.

For many buyers, Durham offers the opportunity to purchase a larger home and enjoy a higher quality of life compared to many neighbouring GTA communities.

Why Buyers Still Have Leverage

While market conditions have improved, buyers continue to benefit from several advantages:

  • More inventory and greater selection
  • Financing conditions are common again
  • Home inspection conditions remain common
  • Less competition than during the peak market years
  • More time to evaluate properties before making a decision

These conditions have allowed buyers to approach the market with greater confidence and flexibility than we've seen in recent years.

Where Buyers Have the Most Leverage in Durham

Months of inventory is one of the best indicators of market conditions. The higher the inventory, the more negotiating power buyers typically have.

Most Durham communities currently remain in balanced market territory, giving buyers the ability to negotiate and explore their options without the intense competition we saw in previous years.

Communities such as Oshawa, Ajax, Whitby and Clarington continue to offer a healthy balance between buyer opportunity and market stability.

More Buyers, Fewer Listings

One of the biggest stories from the May market data is that sales activity is increasing while listing inventory is beginning to decline.

As more buyers return to the market and available inventory is gradually absorbed, competition on desirable properties is starting to increase.

We're already seeing well-priced detached homes, semis and freehold townhomes in Oshawa, Whitby, Courtice, Bowmanville and Ajax attract strong interest and sell quickly.

The best homes continue to stand out.

What Different Home Types Cost Across the GTA

For buyers considering different housing options, understanding the price gap between property types can help shape expectations and strategy.

Condominium apartments remain the most affordable entry point into homeownership, while townhomes and semi-detached homes continue to offer a popular balance between affordability and space.

Detached homes remain the most sought-after housing type, but many buyers are finding excellent value in Durham's townhome and semi-detached markets.

What This Means for Durham Buyers

If you've been waiting for the perfect time to buy, today's market may offer the balance many buyers have been hoping for.

There is still selection, negotiating power and flexibility available, but those conditions may not last indefinitely if inventory continues to tighten and buyer demand continues to improve.

Whether you're a first-time buyer, move-up buyer, downsizer or investor, understanding today's market can help you make informed decisions and take advantage of opportunities as they arise.

May 15, 2026

We’re only halfway through May, and the numbers are showing something we haven’t seen in a long time — a rare window where buyers actually have leverage.

Here’s what the first two weeks of May 2026 are telling us:

  • Inventory is rising (3.2–3.4 months of supply) — this is balanced‑market territory, not a seller’s market.

  • Homes are sitting longer, giving buyers more time and more negotiating power.

  • Average prices remain softer, with Durham around $845,000, still 6–7% lower than last year.

  • Most homes are selling below asking, with fewer bidding wars and fewer offer nights.

  • Rates have eased, with insured fixed rates approximately 4% and variable rates near 3.30%, improving affordability.

But here’s the part that matters:

  • Buyer activity is increasing every week.

  • Inventory is still higher than last year, but it’s tightening — and once it drops, this buyer‑friendly window closes fast.

  • If you’ve been waiting for the right moment, this is it.

  • More choices. Less competition. Better pricing. Lower rates.

  • This combination doesn’t last long in Durham.
